Can I finance the purchase of any type of property?

If the property is in an urbanized area, Spanish banks will be happy to lend. If the property is situated on rustic land you will find it less easy to secure finance as the valuation will be lower and the banks may not want to use the property as security. back to the top

Can I raise finance for a building project?

If you are the full owner of a plot of land without debts and have a building project authorized by the Town Hall, some Spanish banks will provide you with up to 60% of the building costs. back to the top

What costs should I expect when completing on a mortgage?

To cover all the costs, we recommend that you expect to pay 12% of the property purchase price. This will cover opening fee, valuation fee, Notary and registry fees and mortgage deed tax. All costs are quoted in writing before you proceed. back to the top

Will I be expected to accept compulsory products from the bank when taking out a mortgage?

Banks will require that you open a bank account with them (which will prove useful for paying your utility bills) and take out basic home insurance which is the law in Spain. Be aware that many special mortgage offers will often be tied to compulsory products like credit cards, pension plans, etc… back to the top

What fees will you charge me for organizing my Spanish mortgage?

You will only need to pay our fee if you decide to sign for the mortgage we secured for you!!!
We will charge you no initial fee for studying your case, presenting it to the banks and securing a mortgage agreement on your behalf. Should you decide to accept the offer our fee will be of 4995€ which will be paid the day you sign for the mortgage at the Notary. This amount is included in the total mortgage amount that is approved by the bank so nothing will come directly out of your pocket. back to the top

What happens if I do not pay my Spanish mortgage instalments?

If you have problems making the payments, we recommend you immediately speak with the bank to try and find a solution. If you do not pay your monthly instalments, Spanish banks will usually start legal action to repossess your property after 3 months. back to the top
